A recent realestate.co.nz survey asked home buyers what the most important feature was in a house property. Capturing the most sunlight rated number one. We are fortunate in the Manawatu, because most of our properties receive reasonable sun and light. Compare to hilly Wellington, where some properties only see the sun for short periods in the morning or late afternoon.
Other related features that were important to the surveyed home buyers were indoor – outdoor flow, outdoor entertaining area, and perhaps open plan living.
If you are thinking about improving your property, these related areas are good ones to focus on. We Kiwis love a barbeque on the deck or patio, and we have a reasonably long period of the year where outdoor living is comfortable and enjoyable. If you can locate your outdoor living court to receive late afternoon and evening sun, so much the better. Patio heaters and various forms of outdoor fires can maintain a comfortable temperature and add ambiance.
Locating your outdoor entertaining area near your kitchen is a practical bonus. The main thing is to have a pleasant area where you can enjoy relaxing outdoors. Creating shelter and privacy can add to the pleasant use of the space. It doesn’t need to cost a fortune!
